Are the units furnished?

Apartments are not furnished. Seasonal apartments have one or two single beds in each room, tables, lampos, dressers, and a table and chairs in the breakfast area.

What is the lease term?

UCP has leases for one year or longer. Aspen Highlands has apartments with annual leases, and seasonal units when available.

How do I apply for a unit?

Our rental application is completely electronic, and you can apply online for any of our vacant units. Please visit the Find A Home tab to see our current inventory. Once you have found a property you wish to apply for, click 'View Details' and then click 'Apply Now' on the rental listing. We will review your application and follow up with further instructions.

Do I need to be approved by APCHA?

Yes, for Aspen Highlands (in summer, approval may be required for some units) and Ute City Place Apartments. The Aspen Pitkin County Housing Authority (APCHA) has a website [insert] where you can apply for seasonal rental housing. They will send us an email when you have been approved. The APCHA application and approval is seprate from our application and approval. We lease to people approved by APCHA.

Are utilities included?

Utility charge is included in the rent, except for the following:

  1. Apartments at Ute City Place and Highlands have metered electric for electrical use within the unit. Each tenant is responsible for putting the service in their name and paying the electric bill for the unit.
  2. Seasonal or dorm units at Highlands have the utlities included.
  3. Cable TV and Internet are not included. Each resident must order these services as needed from Comcast, Qwest, or other. The units are wired for both Cable and TV.

What do I have to pay when I sign a lease?

A full first month's rent, last month's rent, and a damage/cleaning deposit equal to a month's rent. The last month will be applied to your last month in the unit.

What do I need to do to reserve a unit?

You have not secured your unit until the lease is signed by all parties and we have received the first, last and security deposit.

Where do I sign a lease?

Our leases are all signed online. You will have to have an email address to apply, to sign a lease, and to use our online payment system.

Laundry?

All Highlands units have a washer and a dryer. Ute has a laundry room.

Parking?

Ute has parking onsite and street parking permits available through the City of Aspen. Highlands has parking options including parking in the garage. Spaces are available in the heated parking garage at Highlands (fees apply).

Transportation?

There is a shuttle that goes from Highlands to Downtown Aspen and back every 20 minutes. Hours vary by season. Specifics available from the Roaring Fork Transit Authority. Winter shuttles go to Snowmass and Buttermilk. A bike path goes to Aspen to downtown (2.4 miles) and to the Aspen Recreation Center (1/2 mile). The recreation center has pools, ice skating, hot tubs, suna, steam room, climbing wall and weight room.

Smoking and Pets?

No smoking. No pets.

How are the Aspen Highlands units arranged?

Each unit has a common area with two bathrooms, a kitchen, and a washer and dryer in the unit. Parking is limited at Aspen Highlands and not included with the unit. Options vary seasonally. You have the use of your room, the common area, one bed and one closet. We furnish a single bed, table, lamp, dresser, and blinds in the window. Interior photograph shows a tenant's furnishings in an unfurnished unit.
